If you are one of the many first time home buyers out there then I know just how you feel. Purchasing a home can be a little bit nerve-racking, especially if you don’t know what you are doing! On this page I want to share with you what I believe are some of the best tips for first time home buyers out there. Let’s jump straight in!
Firstly, you should try not to search for properties without being pre-approved for a home loan if you are a buyer. This is probably one of the biggest mistakes you can make. You see, very few people will actually show you around a property (with extreme interest that is) if you don’t have the cash ready. They will see it as a waste of their time. In addition to this you don’t know what sort of budget you are going to have to play around with. Make sure that you don’t spend the upper limit that you may have because interest rates do go up which can leave you in a little trouble if you are not careful.
Take the time to find the right estate agent. You want one that understands your needs to a tee, and of course one who is able to offer properties that you may be interested in.
Choose the right property. Do not settle for a property that you are not completely happy with. This is just going to make you feel miserable in the long term. Before you go searching for a property make sure that you have clear goals in mind. This means the location of the property, the size of the property and anything else that you may consider useful. Do not let anyone push you into something that doesn’t really ‘feel’ right for you. Try to prioritize what you need in a property and what you want in a property.
View a house twice before you even contemplate purchasing it. The second time you look, you should try and make notes. You will want to see the sort of condition that the property is in. Try to ignore the neatness of the furniture. This isn’t going to be yours, so don’t let it sway your decision. My suggestion is that you also get a building inspector in to view the property in order to ensure that nothing is wrong with it.
Finally, make sure you completely understand the buyer’s process. This can be quite daunting for first time home buyers, but honestly the more you know the more you will be able to get out of the whole process!
These are just a few short tips on how you can be successful first time home buyers. I really do suggest that you bear the last point in mind. It is absolutely vital that you carry out your research. This way you won’t be swayed by anybody in the process. It will also make things go a lot smoother.
