Selling a House Privately: Things to consider

Nowadays there are more and more people looking into the idea of selling a house privately. Perhaps the main reason for this is that the internet has made it easier than ever to reach the masses. Of course, you do need to be aware that there are a couple of problems with selling your house on your own, those I will look into in a while. For now though I want to take a little look at some of the avenues available to you when you decide to go down this route.

Firstly, if you are selling a house privately you are of course not going to have access to an estate agent. They won’t have any reason whatsoever to advertise your property. They won’t even seek your property out and show it to people. This of course means that you are going to look into a number of other ways in which you can advertise your property. Thankfully for you there are plenty of websites out there which allow you to just that. You can list your property on them. Try to get on as many as you possibly can. You will need to pay a fee but this is going to be far less than if you went directly to a real estate agent. In addition to this you should look into advertising in the newspaper and even making a sign to put up outside of your house.

Of course, the major benefit of opting to sell your house privately is the fact that you won’t need to deal with a real estate agent. This is going to be highly beneficial as you won’t need to shell out a large commission fee, and thus you are going to save money. The downside is that you won’t have somebody out there actively promoting your home, which is a bit annoying to say the least. You are going to need to put in the work yourself! Bear in mind though, that good agents can sometimes help you attain a higher sale price than if you went at it alone simply because it is their job to do so.

The second pitfall of selling a home privately is that if you don’t know what you are doing things can quite easily go pear shaped. Therefore it is important that you understand all of the legal ramifications of opting to go down this route before you plunge headfirst into selling a house privately. I promise you, if you don’t understand what you are doing it is probably much easier to get a legal expert helping you out. Selling a house privately isn’t for everybody.

If you are looking into selling a house privately then you need to know that there is a lot more information out there than what I put on this page. As you can probably guess, it is a can sometimes be quite a tricky thing to do. You really do need to know what you are doing. I therefore suggest that you carry out as much research as you possibly can before you sell your property to the masses. If you do, there is a much lower chance of you actually messing up!
